About This Service Area
Swann Estates sits along the Swann Avenue corridor with wide lots, generous setbacks, and a dense oak canopy overhead. The homes are largely 1950s and 1960s — long, low, horizontally organized — and they need a different lighting strategy than a two-story facade. Our landscape lighting plans for Swann Estates work with the horizontal: wash and grazing fixtures spaced along the eave line, with the trees supplying all the vertical drama.
Canopy uplighting with tree uplighting through the oaks is essential here; without it a ranch facade can look flat no matter how well it is lit. We add a clearly defined entry, garden lighting in the foundation beds for depth, and pathway lighting along the long driveways and walks these lots tend to have. Backyards get outdoor living lighting for patios and pool decks on dimmable zones, and the entire system runs on brass and copper fixtures warrantied for 20 years.

Common Questions
Emphasize the horizontal line, then borrow height from the landscape. Even spacing along the eave with wide-beam grazers reinforces the roofline, and uplit oaks provide the vertical element the architecture does not.
Somewhat — longer cable runs and more fixtures across a broad facade. But wide lots also let us create real depth between foreground, facade, and canopy, which is difficult on a narrow lot.
Most projects run $3,500 to $10,000 depending on frontage width, canopy, and whether the backyard is included.
Yes. Low-voltage fixtures rated for wet locations, set outside the code-restricted zone around the water, give you a warmly lit deck with no glare on the water surface and no safety concerns.
